Mine has sensitivity settings. If yours doesn't maybe just replace it with one that does? On a similar note, I have an older lady who every morning walks the neighbourhood right along the curbs. I respect her diligence but I have my ring zones set to be able to see the mailbox which is literally right on the curb so at 545 everymorning I get woken up. May have to just program a 15 minute security gap but what if she's really part of Ocean's 17 and probing my defences!?!?!
We have any structural engineers here? I'm taking a wall down and had it engineered but I'm wanting to switch something up. Feel like it's a pretty straight forward question but I can't get a hold of the engineer and it's holding my project up. Here is the report: The exterior side of the wall currently calls for (4) 2 X 8 studs to carry the beam but I want that all to be in the wall so that it is flush. My framer thinks that a 3.5 X 7 PSL column would be a substitute for the 2 X 8's but want to get that signed off on first.
Structural Engineer here. (4) 2x8 is a pretty wild spec. The 3.5 x 7 PSL is as strong as the 4-2x8 however the controlling factor could be the bearing/crushing on the sill plate in which case you would need that 6”x7-1/4” bearing area that’s specified.

There apparently is one being built in Charlottesville. I don’t anticipate getting into them as most of our clients are private development looking for the cheapest way to do things and the projects aren’t the scale where that would save.
I'm moving on two weeks and I know I'm completely underestimating how awful it's going to be. Only going .25 mile up the road so that's a plus.

yeah one of those is a weird homesteading thread all about some clemson guy and his farm. i saw that one a while back, not doing that the other is about lawngrass specifically. which is fine, i like lawngrasses, just limited

With the new conforming loan amounts, I can basically get a loan for the entire value of my home if I was purchasing it outright. If I use my Zestimate (I know), I could pull out $30k to be at 20%. Are there options for me to refi back up to 10% and get the cash for another home which I use as a second home that I rent out when I’m not using it?
No. But, if you really want to strip your equity... you can join one of the branches of the military/national guard, gain VA Eligibility & then do cash out up to 100%.
Got the Ring retrofit and realized I need to find the wiring for the existing system. I figured it was in a metal enclosure on the wall in the utility room. Can’t find a key for the damn thing so I pry it open with a hammer. As the door pops off the key falls off the top of the enclosure. Great start.
Is there a Solar thread or has anyone installed solar for their home? I have a zoom meeting tomorrow with Lumina solar and hope to get a quote and see what it would take to install a Tesla Powerwall or they also suggest another brand Enphase. Anyone with experience, let me know.
can probably save you money depending on your situation. batteries are expensive af and imo only worth it if you lose power a lot
Everyone once in awhile a post on here just really gets me tickled. This one did it because I would have absolutely done the same thing.
For over 10 years my dad talked about wanting to get solar panels for his house. I truly believe it was because his neighbor of 30+ years had done it. Pops decided to drop 19K on solar about two years ago because a he got a knock on the door. My mom was terminally ill, dad was clearly in the early stages of cognitive deficiency (which we see now in hindsight but didn't know at the time). The sales closer was a tall drink of water eastern European woman that had him in the palm of her hand. Solar is a sound investment if you're gonna be in the home for some years. My dad is likely going to a memory facility in three months.
The last time I looked into solar, I had an electrician work friend offering to do the installation for free, I just had to pay for the equipment. Some kinda deal where he had to do a certain # of installs to become a recommended installer. The calculations came out to being over 20 years from savings paying for the equipment.
